6. How important is a direct indoor–outdoor connection versus separation and privacy?

Pocket doors and large sliders blur the line between inside and outside. Some spaces benefit from more enclosure. Where do you land?

7. How do you feel about natural light and cross-ventilation throughout the home?

Any rooms that should stay cooler or darker — a media room, the primary bedroom — versus spaces you want bright and open?

The Program

8. What rooms do you need and how should they relate to each other?

Which rooms should sit near each other, and which should be separated? E.g. kitchen open to family room; primary suite away from kids' rooms; office away from noise; mudroom off garage.

9. How do you want to use the dining area?

Formal dinners, everyday meals, or both? Direct connection to the kitchen, a view, or both? Distinct room or open to the living space?

10. How do you use your kitchen day to day?

Large island for prep and seating, baking station, butler's pantry, walk-in pantry? Think about how many people cook at once and what a busy morning or dinner party actually looks like.

11. How would you like the bathrooms distributed?

Ensuite vs. shared or Jack-and-Jill? Any bathrooms that need specific accessibility features?

12. Are you planning an ADU (accessory dwelling unit)?

Tell us more about the ADU.

Attached or detached? Who will use it — rental income, family member, caregiver, guests? Any size or access requirements?

13. Any ceiling height preferences or double-height spaces you'd like to explore?

14. What are your parking and garage requirements?

15. Do you need dedicated storage for bikes, sports equipment, tools, or seasonal items?

Materials, Finishes & Systems

16. Are there specific materials you love or want to avoid — floors, countertops, exterior cladding?

Anything you've seen and felt strongly about either way — in a home you've visited, a hotel, a showroom.

17. What size and layout are you thinking for key appliances?

Width of the refrigerator (e.g. 36", 42", 48"), range or cooktop width, number of ovens, built-in or panel-ready — these dimensions directly shape the kitchen layout.

18. If the home has a large feature window, is there a mullion pattern, frame material, or color you have in mind?

19. Would you like the home to be fully electric, or would you prefer to keep gas as an option?

The Life

20. Describe your family, and anyone else who will regularly use this home — including pets.

Think about guests, extended family, home office needs, or anyone with mobility considerations. Are there specific spaces that matter to a particular person or pet?

21. Walk us through a typical weekday and weekend for your household.

Morning routines, work-from-home patterns, evening wind-down, entertaining — anything that shapes how rooms get used through the day. Do you expect this to change in the next 5–10 years?

22. How do you picture your needs evolving over the next 10–20 years?

Are there aging-in-place features you want built in from the start — wider doorways, curbless showers, lever hardware, a future caregiver suite, single-level living capability?

23. Is there anything we haven't asked about that's on your mind?

A must-have, a dealbreaker, an idea you've been holding onto. This is the place for it.
